Reservation Policy: Receipt of your 25% deposit and Agreement confirm your reservation.  We will send an email confirmation when they are received.  Payment of the remaining balance must be received thirty (30) days prior to arrival.  Failure to pay your balance in a timely manner may result in the cancellation of your reservation.   

  

 Cancellation Policy: Because of our small size, cancellations affect us significantly.  Once you reserve, we turn away all potential inquiries for the house and dates reserved.  In many cases, we are unable to re-rent a specific house for the exact dates cancelled.  Therefore, the 25% deposit is non-refundable.  If, however, you notify us at least sixty (60) days prior to your reservation, we will offer a credit of half the deposit towards a future stay within one calendar year of the cancelled reservation. 
  

 Check-in/Check-out: Check-in time is 3 pm.  Check-out is noon.  If you arrive early, you can drop off your bags and use the sea area while our staff prepare the house.  Guests should not arrive before noon without special permission. There will be no exceptions to check-out time. 

  

Right to the Premises: Your rental includes the entire villa, and you will be given keys and full access to the premises.  However, our staff members retain the right to enter the premises for housekeeping, routine maintenance, repairs, etc.  

 

Extra Guests/Outside Guests: Our rates are based on double occupancy.  Extra guests are $30/night or $200/week.  If extra guests decide to join you after booking, please notify us via email and we will adjust your balance accordingly.  Extra guests cannot be added after arrival at SeaGrape.  Outside visitors are permitted during the daytime, but are prohibited between the hours of 11 pm and 9 am.

 

Events: While we welcome small events such as weddings, birthdays, anniversaries, and family reunions, any gathering on the property of more than 6 guests must be approved in advance.  Please email us with your intended plans and number of attendees.  Please note that for larger events, the entire property will need to be rented.

 

Quiet Use & Enjoyment: SeaGrape is not responsible for disruptions to your quiet use & enjoyment of the property due to noise from other persons, events, music, construction, road work, etc. from neighboring properties or municipal areas.  SeaGrape is also not responsible for occasional interruptions in services (electricity, cable, internet, etc.).  We are unable to offer refunds for circumstances originating outside the property.

 

Sea & Swimming: SWIM AT YOUR OWN RISK.  While swimming is one of the great pleasures of SeaGrape, please take appropriate precautions based on weather conditions and your own abilities. Take care when jumping and diving off the cliffs and negotiating the uneven, rocky terrain.  It is prohibited to swim at night or to use the sea areas during storms and rough seas.  Children are never permitted to use the sea areas unsupervised. 

 

Prohibited Activities: While we encourage our guests to relax and enjoy themselves, please note SeaGrape is not a "party" property.  Hard drugs are strictly prohibited.  Guests should keep voices and music down after 11 pm and any non-guests must depart by this time.  Nudity is not permitted in the common areas of the property or in the presence of any staff members.  Smoking (or burning of any kind) is not permitted in the bedrooms.  Failure to abide by these rules may result in you being asked to leave the property without a refund.

 

Children: While we welcome children at SeaGrape, the property may not be appropriate for young children who cannot swim and/or negotiate the rocky terrain.  All children must be kept under the careful supervision of parents.  Regardless of their ages and abilities, children are never permitted by the sea areas unsupervised.

 

Hurricane Policy: In the event that a hurricane or other act of God makes travel to Jamaica or staying at SeaGrape impossible (cancelled flights, blocked roads, damage to structures, etc.), we will offer a full credit towards a future stay.  A credit will not be offered for merely inclement weather, flight delays, etc. 

 

Release of Liability: Please note SeaGrape, LLC will be not liable for injury or loss that occur during your stay.  

 

Breach of Rental Terms:  Any breach of the above terms during your stay can result in forfeiture of your booking without refund.
